Parging Frequently Asked Questions

Parging is a cementitious finish applied to exposed concrete or masonry foundation walls. It gives the visible foundation a clean, finished appearance and provides a serviceable exterior surface for normal weather exposure. Parging is not structural reinforcement and it is not a below-grade waterproofing system.

Localized parging repair can be appropriate when the surrounding parging is still sound and firmly bonded. When large areas are hollow, separating, heavily deteriorated, painted or covered with repeated old patches, a broader recoat or parging replacement is usually the more reliable option. We assess the existing bond before recommending the scope.

Not automatically. Loose and delaminated parging is removed. Sound, well-bonded material does not need to be chipped off simply because it is old if it remains a suitable base after preparation. The included elevation can then be prepared and recoated for a consistent finish.

Yes, when the crack is in the parging and the surrounding finish remains suitable for repair. Depending on the condition, reinforcement such as fibreglass mesh may be used across cracks or vulnerable transitions before recoating. A crack that continues through the concrete foundation itself may need separate assessment or repair.

No. Our scope is the exterior parging and surface finish. Structural movement, foundation crack injection, drainage correction and below-grade waterproofing are separate issues. If those conditions are causing the parging damage, they may need to be addressed before or independently of the parging work.

We use professional cementitious parging materials with compatible bonding products and reinforcement selected for the substrate and existing condition. Concrete, block, ICF and framed transitions do not all use the same preparation method.

ICF parging requires a reinforced base rather than a conventional concrete application because ICF has an exposed foam surface. Our ICF work typically uses appropriate transition or membrane detailing, galvanized metal lath mechanically fastened to the ICF webs or studs, and cementitious base and finish coats. The exact assembly depends on the ICF system, waterproofing interface and project conditions.

We bring the parging down to the grade that is present when the work is completed. On new foundation parging projects or properties where landscaping will change later, the final grade may end up higher or lower than the grade that existed when our work was done.

We can usually blend a localized repair closely with the surrounding texture, but an exact invisible match cannot always be guaranteed. Existing parging changes in colour and texture with age, moisture and weathering.

Yes. If a different colour is desired after the parging has cured, a compatible breathable masonry coating can be used. Existing paint can also affect the preparation required for future recoating, so painted foundations are assessed individually.

Cementitious parging begins setting soon after application but continues to harden over time. Full cure is generally considered about 28 days. Colour can vary during the curing period as moisture leaves the material.

We schedule parging when temperatures are suitable for cementitious materials. As a practical minimum, we look for temperatures above about 4°C and avoid conditions where freezing is expected during the early curing period.

Once the material has taken its initial set, normal rain is generally much less of a concern than rain during application. We monitor weather when scheduling and will postpone when active rain or unsuitable conditions would interfere with the work.

Many residential projects are completed in one day. Larger foundations, extensive preparation, ICF assemblies and commercial or multi-building parging projects can take longer. Your quotation and booking confirmation will reflect the expected scope.
