General Questions

Parging is a protective and decorative coat applied to foundation walls, concrete, and masonry surfaces. It helps protect your foundation from the elements while improving the appearance of your home or business. Learn more in our blog post: What is Parging Anyway?

Parging provides an added layer of protection against moisture, prevents small cracks from worsening, and enhances the overall look of your property. It can also help improve insulation and energy efficiency.

When applied correctly using high-quality materials, parging can last for decades. At J and J Coatings, we back our work with a 30-year warranty for homeowners. View our warranty certificate here.

Parging can fail due to several factors, including improper application, poor surface preparation, moisture infiltration, and poor material quality  Learn more in our blog post: Why Parging Fails: 6 Common Causes and How to Prevent Them.

Most residential projects are completed in one day, but larger jobs may take longer depending on the size and complexity of the work.

No, you do not need to be home while we perform the work. As long as we have access to the necessary areas, we can complete the job efficiently. If you have any specific concerns or instructions, please let us know in advance.

Before we arrive, please ensure that the work area is clear of obstacles such as patio furniture, garden tools, or debris. If you have pets, please keep them indoors or in a secure area. If you have any special concerns, let us know in advance so we can accommodate them.

Not if it is covered or concealed. Standard parging is completed on exposed foundation areas that are part of the visible exterior finish.

Concrete underneath a wood deck or front veranda is considered a covered or concealed area when it is hidden below the deck structure, and it is not part of the standard exterior parging scope. These areas are normally left as concrete.

On higher decks, any foundation wall that remains clearly exposed as part of the exterior elevation is treated as an exposed foundation area. Areas tucked underneath the deck structure or covered by the veranda are still considered covered/concealed areas.

This is not a structural concern and does not affect the foundation. Covered concrete areas do not require parging.

Materials & Maintenance

We use high-quality cement-based mixtures with additives that increase flexural strength, enhance bond, and reduce shrinkage. Our material is specifically formulated to withstand harsh winter freeze and thaw cycles. In some cases, existing parging can be repaired if the damage is minimal. However, extensive damage or deterioration often requires a full replacement to ensure a long-lasting and uniform finish. We assess each project individually and provide recommendations based on the condition of the existing parging.

To maintain your parging, keep it clean and inspect it regularly for cracks or damage. Avoid using high-pressure washers, as they can weaken the surface over time. Ensure proper drainage around your foundation and keep ice and snow away to prevent damage.

During the curing process, avoid touching or disturbing the newly applied parging. Keep water, snow, and debris away from the surface for at least 48 hours. If possible, avoid any impact on the area, such as leaning objects against it or walking too close to the foundation.

Parging typically takes about 24 to 48 hours to dry to the touch and about 28 days to fully cure. During this time, it will continue to harden and strengthen, so it’s important to minimize exposure to extreme moisture and heavy impacts.

Parging can be painted with high-quality masonry paint if a specific color is desired.

Parging should be applied when temperatures are above 4°C (39°F) for at least 48 hours and ideally during dry conditions. Cold temperatures can affect curing, and freezing conditions can compromise adhesion and durability.
