When Parging Can Be Repaired

Repair is appropriate when the damage is localized and the surrounding parging is still sound and firmly bonded. We assess the existing finish before deciding whether a repair will provide a durable result or whether a broader recoat is the better option.

  • Localized cracks in otherwise sound parging
  • Small loose or delaminated sections
  • Chipped or impact-damaged areas
  • Damage around basement windows, corners and penetrations
  • Isolated deterioration on one section of the foundation

How We Repair Existing Parging

Loose and delaminated material is removed. Sound, well-bonded parging is not chipped off unnecessarily. The exposed area is cleaned and prepared, a compatible bonding agent is used where appropriate, and fibreglass mesh can be embedded across cracks or vulnerable transitions before the repair is recoated and textured.

Where new work meets older parging, we blend the texture and transition as closely as practical. Existing parging changes colour and texture with age, so a localized repair may remain slightly visible even when the workmanship is correct.

When a Repair Is Not Enough

If large areas sound hollow, continue to separate, have been patched repeatedly or no longer provide a reliable base, another small repair usually does not solve the underlying finish failure. In those cases, recoating or renewing the affected elevation is generally the better long-term scope.

Cracks and Foundation Movement

A crack visible in the parging does not automatically mean the concrete foundation is cracked. If the crack continues through the foundation, or there are signs of significant movement or water entry, the underlying issue may need to be assessed separately. Parging is an exterior finish and is not a substitute for structural repair, crack injection, drainage correction or below-grade waterproofing.

Frequently Asked Questions About Parging Repair

Yes, when the surrounding parging is still sound. We prepare the crack and surrounding area and may embed fibreglass mesh before recoating. If the crack is caused by ongoing foundation movement, the movement itself is outside the parging repair.

Not for a localized repair. We remove loose and delaminated material and retain sound, well-bonded parging that still provides a suitable base.

We match the texture as closely as practical. Colour can differ because new cementitious material has not aged or weathered like the existing parging.

Replacement or a full recoat is usually better when deterioration is widespread, large areas are hollow or separating, or the foundation has already been patched many times.

Qualifying parging work is covered by our 30-year transferable warranty. Coverage is subject to the written warranty terms and exclusions.
