Parging for New Foundations

New foundation parging provides a clean, finished exterior surface over exposed concrete or masonry. J and J Coatings completes new applications for homeowners, builders and contractors throughout Edmonton and surrounding communities.

The preparation depends on the substrate. Poured concrete, concrete block, ICF and framed transitions do not all use the same assembly, so the foundation type is identified before the work is priced and completed.

The substrate determines how the parging system should be prepared and reinforced.

Poured Concrete

New concrete is reviewed for surface contamination, form-release residue, honeycombing, bug holes and other conditions that can affect bond or appearance before cementitious parging is applied.

Concrete Block & Masonry

Block foundations require attention to mortar joints, surface variation and any existing coatings or contamination so the masonry provides a stable prepared base.

ICF Foundations

ICF foam is not treated like poured concrete. Our ICF work uses a reinforced assembly with galvanized metal lath mechanically fastened to the ICF structure.

Detailing Matters

Windows, Corners and Material Transitions

Basement windows, outside corners, penetrations and transitions between materials are detailed as part of the scope. Non-masonry areas may require membrane, lath or other reinforcement rather than a direct cementitious application.

These details are reviewed before the project is completed so the finish does not simply stop at a difficult transition without a plan.

From Substrate Review to Finished Texture

Confirm poured concrete, block, ICF or transition conditions before selecting the preparation method.

Prepare Surface

Address contamination, surface irregularities and other conditions that can affect bond.

Detail Transitions

Use membrane, lath or reinforcement where the foundation meets non-masonry materials or openings.

Apply Parging

Apply the appropriate cementitious base and finish coats for the project.

Finish & Cure

Hand-finish the surface consistently and allow normal curing to continue for approximately 28 days.

A Consistent Cementitious Finish

We apply a consistent cementitious finish suited to the project. The material continues to cure after it has set and reaches full cure over approximately 28 days. Normal colour variation during curing is expected.

Frequently Asked Questions About New Foundation Parging

Can you parge both poured concrete and concrete block?

Yes. Both are common parging substrates, but the surface preparation differs. We assess the actual foundation material before selecting the preparation method.

Can parging be applied directly over ICF foam?

Our cementitious ICF system is not applied directly to bare foam. We use a reinforced assembly that includes galvanized metal lath mechanically fastened to the ICF structure before the cementitious coats are applied.

What finish do you use on new foundations?

We typically apply a consistent hand-textured cementitious finish. The exact appearance can be confirmed during quoting when a specific existing finish or builder standard needs to be matched.

How long does new parging take to cure?

Cementitious parging continues curing for approximately 28 days. It becomes firm much sooner, but colour and moisture appearance can continue to change during the cure period.

How far down is new foundation parging applied?

Parging is applied to the exposed foundation and finished to the grade or termination established for the project. On new construction, final landscaping can affect how much foundation remains visible later.
