Parging for Commercial and Multi-Family Properties

J and J Coatings provides cementitious foundation parging for property managers, condominium corporations, builders, general contractors and commercial property owners throughout Edmonton and surrounding communities.

We handle both isolated repairs and larger renewal programs across multiple units or buildings. The scope is defined by the actual condition of each elevation, access requirements and the sequencing needed for an occupied property.

Consistency Across the Property

Consistent Scope Across Multiple Units

On multi-building projects, inconsistent repair decisions can create cost and appearance problems. We can organize the work by building, elevation or unit and use the same preparation standard throughout the project so the scope is clear before work begins.

This gives the property representative a defined basis for comparing completed areas, scheduling future phases and tracking what was included.

Project Delivery

A Clear Process for Larger Properties

1

Review & Define Scope

Inspect or review photos, drawings and existing scope documents to identify the work required.

2

Phase & Schedule

Organize work by building, elevation or unit group and coordinate access with the property representative.

3

Prepare & Complete

Remove failed material where required, prepare the substrate and complete the specified cementitious parging work.

4

Track Completion

Keep completed areas organized so the property representative can confirm progress and future phases.

Preparation & Materials

Condition-Based Preparation

Loose and delaminated material is removed where required. Sound, well-bonded parging can remain when it provides a suitable prepared base. Compatible bonding products, fibreglass reinforcement and metal lath are used where the substrate or transition requires them.

Site Coordination

Working Around Occupied Properties

We coordinate access, staging and work sequencing with the property representative. Work can be completed by building or elevation to reduce disruption and keep completed areas organized.

Safety & Documentation

Prepared for Active Sites

Our crews are experienced working on active residential and commercial properties. We maintain WCB coverage and follow applicable site-safety requirements. Project-specific orientations and documentation can be reviewed during quoting.

Warranty

Coverage Confirmed in the Project Quote

Qualifying J and J Coatings parging work is backed by our 30-year transferable warranty, subject to the written terms, project scope and exclusions.

Frequently Asked Questions About Commercial Parging

Can you phase a project by building or elevation?

Yes. Larger projects can be organized by building, elevation, unit group or another agreed phase so the property manager can track scope, scheduling and completion clearly.

Do you work with condominium boards and property managers?

Yes. We regularly work with property managers, condominium corporations, builders and commercial property representatives. We can quote from site inspections, photos, drawings or a defined scope of work.

Do all damaged areas need to be fully removed?

We remove loose and delaminated parging. Sound, firmly bonded material can remain when it provides a suitable base after preparation. The exact removal scope is based on the condition of the existing finish.

Can the property remain occupied during the work?

Usually, yes. Most exterior parging work does not require residents or tenants to leave the building. Access to the immediate work area may need to be restricted while the crew is working.

What information helps with a commercial quote?

The property address, photos, drawings, number of buildings or elevations, access details and any existing scope documents are helpful. For larger projects, a site review may be the best way to confirm quantities and preparation requirements.
