Choose a Contractor Who Actually Specializes in Parging

Parging can look simple from the sidewalk, but the finish is only as reliable as the preparation underneath it. Existing bond, surface contamination, previous coatings, cracks, grade conditions and the foundation substrate all affect what should be done before new material is applied.

Questions to Ask Before Hiring a Parging Contractor

What happens to loose existing parging?

Loose and delaminated material should be removed so the new finish is not installed over an unstable base. At the same time, sound, well-bonded parging does not need to be removed unnecessarily if it remains a suitable base after preparation.

How will cracks and transitions be handled?

The right approach depends on whether the crack is limited to the parging, continues through the concrete foundation or occurs at a transition between materials. Reinforcement such as fibreglass mesh can be useful in the parging system, but it is not a substitute for structural foundation repair.

Does the contractor understand different foundation types?

Poured concrete, block and ICF are not interchangeable. ICF has an exposed foam surface and generally requires a mechanically supported reinforced base, such as galvanized lath fastened to the ICF structure, before the cementitious finish is applied.

What warranty is actually in writing?

What is outside the contractor’s scope?

A credible parging contractor should be clear about what the finish can and cannot correct. Parging is not structural reinforcement, crack injection, below-grade waterproofing or a drainage correction. Those conditions may need separate work if they are contributing to the visible damage.
