Edmonton Foundation Parging Services

J and J Coatings specializes in cementitious foundation parging. We also offer acrylic parging on selected projects for homeowners looking for factory colour and a manufactured texture. The correct scope depends on whether the existing finish is still bonded, how widespread the deterioration is, the foundation substrate and the condition at grade.

Parging Repair

Clear localized repairs such as cracks, basement-window redo work and beam-pocket breakouts. For broader deterioration, we usually recommend recoating the full wall corner to corner.

Repair, Recoat or Replace?

Parging problems do not all require the same solution. If damage is limited and the surrounding finish is still firmly bonded, a localized repair can make sense. If large areas are hollow, separating, painted, heavily weathered or covered with repeated patches, a broader recoat or replacement is usually more reliable.

Our scope is based on what is actually sound. Loose and delaminated material is removed. Sound, well-bonded parging is not removed unnecessarily when it remains a suitable base after preparation.

A contractor in work gloves and a navy shirt applies a textured parging coat to a house foundation using a trowel. The fresh parging has a rough, layered finish, protecting the concrete foundation beneath. A wheelbarrow and construction tools are in the background.

Materials and Foundation Types

We use professional cementitious parging materials, compatible bonding products and reinforcement selected for the substrate and existing condition.

  • Poured concrete foundations
  • Concrete block and masonry
  • ICF foundations with reinforced lath systems
  • Applicable framed or non-masonry transitions using membrane and lath
  • Fibreglass mesh at cracks and vulnerable transitions where appropriate

ICF and framed areas require a different assembly than conventional concrete. We do not treat every substrate the same.

What Parging Does and Does Not Do

Parging provides a finished, serviceable exterior surface over exposed foundation walls. It improves appearance and takes normal weather exposure at the visible foundation. It is not a structural repair system, below-grade waterproofing system or a substitute for correcting drainage, grading or foundation movement.

If a crack continues through the concrete foundation or there are signs of significant movement or water entry, those conditions may need separate assessment or repair before the parging work is completed.

Our Parging Process

A contractor in a gray shirt applies fresh parging to a home's foundation using a trowel. The surface is being repaired near a downspout, with a protective drop cloth covering the ground.

1. Assess

Review the condition, substrate, access and included elevations.

2. Prepare

Protect adjacent surfaces, remove unsound material and prepare the substrate.

3. Apply

Use the appropriate bonding, reinforcement and cementitious application for the scope.

4. Finish

Texture the surface, clean the property and provide curing guidance.

Parging Cost

Price depends on the total area, repair compared with full renewal, foundation height, access, windows and detailed transitions, removal requirements and finish conditions.
